Cobble Hill Townhouse Lands $13M Sale Record — But, No Parking

An elegant, recently renovated turn-of-the-century brownstone in Brooklyn’s Cobble Hill has created a new record for the priciest townhouse without parking to have ever sold in the intimate neighborhood at $13 million, Inman has learned.

The townhouse at 30 Tompkins Place was originally built in 1900 and recently underwent a gut renovation by Steering House Design and Development and A.A.BAKER DESIGN, with landscaping by Brook Landscape. The renovation included converting the four-family home into a single-family one.

Located on an intimate, single-block street, the brownstone spans 5,200 square feet across six floors and includes four bedrooms and six bathrooms.

Formal living and dining rooms, as well as the chef’s kitchen, are located on the home’s parlor level. The kitchen boasts high-end touches like Ondulare Fantastico marble countertops, elite appliances from Lacanche and Sub-Zero, and a windowed breakfast nook.

The second and third levels, which are accessible via restored original stairs, house the primary bedroom suite, home office, laundry room and two en-suite bedrooms. The primary suite’s bathroom features Calacatta gold marble walls and floors, Waterworks fixtures and a windowed wet room complete with rainfall shower and freestanding Penhaglion tub.

A light-filled den can be found on the fourth level, where the home’s terraces are also accessible. The level also features a minibar and bathroom, and is well-suited to entertaining, the listing description says.

Meanwhile, the garden level features a mud room, guest suite and media room with a wet bar. This level has its own entrance and access to the property’s backyard.

A lower level features a gym, storage area and a walnut wine cellar. Other highlights include two custom-built Isokern gas fireplaces, a high-tech security system and brand new windows.

Only two other townhouses in Cobble Hill have ever sold above $13 million, both of which included parking. One of those was a renovated four-story carriage house at 177 Pacific Street, which sold for $16 million in 2015.

The historic, residential neighborhood is known as one of the ritziest enclaves in Brooklyn and features well-preserved 19th-century brownstones, townhomes and Beaux-Arts mansions. Cafes, boutiques and restaurants also line Court Street, one of the neighborhood’s main strips.

Celebrities like Daniel Craig and Rachel Weisz, as well as Norah Jones have been known to call the picturesque neighborhood home.

Brooklyn’s market has seen a bump in activity thus far in 2025, with all new signed co-op contracts up about 73 percent on an annual basis as of January, new condo contracts up about 80 percent, and single- to three-family contracts up about 74 percent, according to Douglas Elliman’s January 2025 New York New Signed Contracts report.

New contracts in the $2 million to $4 million range are especially seeing a surge from last year’s levels.

“Since April, the number of newly signed contracts has surged year over year almost every month, a new trend supported by the recent rise in the number of listings entering the market,” Elliman’s report said of Brooklyn activity. “Luxury contracts and new listings at or above the $2 million mark are increasing faster than the overall market.”
